The HOPE Now initiative provides a toll-free phone number that homeowners can call to get help. Calling the number 1-888-995-HOPE (4673) gets you in touch with a trained counselor who will provide you with a detailed plan for avoiding foreclosure on your house.

Since the counselor is not affiliated with the bank, he/she will be able to be an advocate for you in dealing with the lender. For best results, please have the following information handy when you call: copy of any notices from the lender, last mortgage statement, bank statements, pay stubs, details of all your debts and monthly payments. Most major lenders have finally begun preempting the foreclosure process and have begun contacting the homeowners in distress in order to work out the loans and help avoid foreclosure.

Be prepared to be contacted by a lender more willing to work out the loan with you. Better yet, contact the lender yourself and ask to speak with someone in the loan mitigation department. Make sure the person you speak with is authorized to make a loan mitigation decision including: making payment arrangements, lowering the interest rate and even lowering the principal.
