Pennsylvania foreclosure

The Pennsylvania foreclosure process is judicial. This means that the lender will have to file a lawsuit at the county courthouse in order to begin the process.

Before the foreclosure proceedings can begin, the lender will have to send you a notice to let you know that it intends to foreclose. It cannot send this notice until you are at least 50 days behind on your mortgage. This notice will give you another 30 days in order to bring the loan current.

If you don't bring the loan current in the time allowed, then the lender will be allowed to file the lawsuit in court.

If the judge determines that you are indeed in default he/she will order that the property be sold at auction at the courthouse of the county where it is located.

You can stop this sale all the way up to 1 hour before it is to happen by paying the amount owed plus costs.

The foreclosure process in Pennsylvania takes about 9 months.
